Every year the boat club gets many inquiries about operations and lot leasing. Answers to most questions can be found in the regulations for the boat club here.
Here are a few FAQs Does the CWR Boat Club have lot leases for sale? No. All lots were allotted (purchased) as they were developed. Since then, individual lot leases are sold by the lease holders and, although the executive approves and witnesses the sale of leases, the executive is not involved in sale of lot leases. How are lot leases obtained? Lease holders advertise the sale of their leased lots via newspaper, Kijiji and with “for sale” signs on their lots. The "CWR Boat Club Lot Users" website often lists lots for sale on a classified ads page here. What is the annual lot fee? The current (2022) annual fees are $750 per lot. This covers lease costs (to the Government of Alberta), capital expenses (such as a new boat ramp), operations and municipal taxes. Fees are due on April 1. Many people pay when they attend the annual meeting in late March or early April. Are lots available for rent? Some lots become available for seasonal rent. Please note that the lot lease owner, is still responsible for the activities and condition of the lot. Annual sub-leases are not permitted. Short-term lot "rentals" (i.e. weekends) are NOT permitted. When is the boat club open each year? The official season is April 1 until October 15. During this period maintenance staff look after the grounds, shower house and public toilets. Opening and closing dates for the shower house can vary depending on weather. Lot owners can use their lots and RVs year round, however roads within the boat club are not maintained and often drifted in during winter. What about dogs? Dogs are welcome but MUST be under control and leashed at all times. This is a wild area and there are many deer in the region and many dogs love to chase deer. |
How is garbage handled? Leased lot owners are responsible for removal of their garbage and encouraged to keep garbage secured from pests. The MD of Pincher Creek kindly installed two dumpsters at the boat club. THESE DUMPSTERS ARE FOR BAGGED HOUSEHOLD GARBAGE ONLY!! NOTHING must be left outside of the dumpster. The CWR Boat Club pays taxes to the MD of Pincher Creek and lot owners are allowed to use the Rural Household Waste Collection Sites. See "Garbage sites and recycling" page under MORE (menu bar at top right). All household garbage must be bagged when deposited in the MD containers.
There is also a large industrial-scale dumpster specifically for tree trimmings and renovation materials. As with the small dumpsters, metal objects, paint cans and propane tanks are not permitted. How do lot users dispose of sewage from their RVs? There is no sewage piping system at the boat club. Sewage and gray water is collected in the individual RV holding tanks and owners either pay a vacuum company to empty their tanks or individuals use “blue boy” carts to empty the tanks and dispose of waste in the boat club’s sewage dump station. How do RV owners get fresh water? Lot owners haul their own water. Most used 1,000-L tanks and get water at the Cowley water station. There are many ways owners get water into their trailers. Some fill the holding tanks as needed (from the large "nurse" tanks) and others have a central pumping system to their RVs. How many RVs are allowed on each lot? A maximum of two RVs are allowed on each lot. A third, guest RV, may be parked for a short period, such as a long weekend. Cell service. Telus installed a new tower 1,500 m north of the boat club in 2014. Telus customers (and those with providers like Virgin, that uses Telus towers) have "five bars." Rogers and Bell customers report good service. WiFi. The boat club buys Wifi service from Tough Country Communications. The Wifi signal is decent in the vicinity of the recreation center. The signal is generally not available at individual lots. The speed is so-so. We have limited monthly allotment and users are asked to not sit at the rec center and watch Netflix...which would probably stream too slowly anyway. Many lot users purchase wi-fi from Tough Country or use Telus smart hubs. There might be other options. |
